The window furnishings for this new home needed to complement its traditional architectural features while integrating seamlessly with modern home automation. The brief called for a balance of aesthetics and everyday functionality, with motorised blinds discreetly concealed and sheer curtains adding softness and privacy without compromising the architectural detailing. In the dedicated home theatre, fabrics created by the client’s design team would add a highly personal element, making the window furnishings unique to the home.
Motorised roller blinds were concealed within custom-recessed pelmets, with sheer curtains used throughout the living areas and bedrooms. Plantation Shutters and cellular honeycomb blinds provided privacy solutions in bathrooms and laundry spaces. Truly bespoke motorised home theatre curtains made from the client’s custom-designed fabric created a distinctive and highly personal finish, complementing custom-designed carpets and wallpaper used throughout the home.

The best motorised window furnishing outcomes start during the design phase. By involving us early, the Grollo Homes team was able to plan the structural and electrical requirements needed for seamless automation throughout the home. This included concealed wiring and recessed pelmets for the motorised blinds, together with appropriate fixing and support for the substantial custom curtains in the dedicated home theatre.


Harkaway Manor was deservedly recognised at the 2025 HIA Victoria Housing and Kitchen & Bathroom Awards, receiving HIA Home of the Year, for Victoria along with awards for Custom Built Home, Bathroom of the Year and Outdoor Kitchen.




One of the defining features throughout the home is what you can’t see. Purpose-built recessed pelmets conceal the many SOM60 motorised roller blinds, allowing them to disappear completely from view when not required for privacy, glare or sun control.
The result is a considered architectural finish that keeps the focus on the home’s detailing, expansive glazing and surrounding landscape.
Large expanses of glazing can be controlled individually or together, providing effortless privacy, glare control and solar protection while maintaining the home’s refined aesthetic.
Early planning meant the recessed pelmets, wiring and fixing requirements for the motorised blinds could all be incorporated during construction, avoiding the compromises that can arise when window furnishings are considered too late.


Throughout the living areas, bedrooms and bathrooms, custom-made sheer curtains soften the interior while preserving the classical architectural feel of the home.
Beyond their appearance, the sheers improve privacy, reduce glare, assist with acoustics and contribute to the home’s thermal comfort. Curtains improve acoustics by absorbing sound especially in large rooms with a lot of hard surfaces.
Each curtain was individually designed to suit its opening, ensuring consistent fullness, precise stacking and a finish appropriate for a home of this calibre.


One of the most distinctive spaces at Harkaway Manor is the dedicated home theatre.
Rather than selecting a standard fabric, the curtains were manufactured using stunning custom-designed fabric that incorporates imagery and references unique to the family.
The result is a highly personal feature that transforms the theatre into more than just an entertainment room, it becomes a space that reflects the people who live there.
